By booking a stay through forgottencoastsanctuary.com you ("Guest") agree to these Terms with Forgotten Coast Sanctuary ("Host," "we," "Ely & Chuck"), the Host of the property at 177 Vermilion Circle, Port St. Joe, FL 32456.

1. Booking confirmation

When you complete the checkout flow your card is authorized only — funds are held but not charged. We review every request manually. If we approve, your card is charged the full booking total at that moment and you receive a confirmation email. If we decline, the hold is released and no charge is processed. Holds expire after approximately 7 days; if we don't decide in time the authorization automatically lapses and you can re-submit.

4. No pets — strict

Absolutely no pets of any kind due to severe allergies in the host household. Emotional Support Animals (ESAs) are not service animals under the ADA and are not permitted. ADA service animals are welcome with prior notification at booking. Bringing any animal that is not a pre-approved ADA service animal — including an ESA — constitutes immediate breach: removal within 2 hours, full forfeiture of the booking, and a $500 deep-clean fee charged to the card on file.

5. Damage protection (required)

At checkout you select one of three coverage tiers ($1,500 / $3,000 / $5,000) that covers accidental damage during your stay. The fee is part of your booking total. Coverage limits are tier-dependent and exclude intentional damage, gross negligence, and pet-related damage (no pets are allowed; see Section 4).

6. After-stay charges

For up to 72 hours after check-out we may charge the saved card on file for: extra cleaning, late departure fees, replacement of damaged items, and any other costs that result from the stay. We will email an itemized note before charging when reasonably practical. By booking you authorize these off-session charges as a condition of stay.

7. Golf cart use

The golf cart is complimentary but requires a signed liability and damage waiver (sent in your check-in email). A valid driver's license is required to operate it. Any damage caused while in your possession is your financial responsibility.

8. Property cameras

Exterior security cameras cover the front door, driveway, backyard, and side of the home. There are no interior cameras and no cameras aimed at private outdoor spaces (e.g., the screened porch interior).

9. Liability + Force majeure

Use of the property, the pool, the beach, and the golf cart is at your own risk. The Host's total liability for any claim arising out of your stay is limited to the amount you paid for the booking. The Host is not liable for events outside reasonable control (hurricanes, evacuations, utility outages, governmental orders); in such cases we will work with you in good faith on rebooking or refund.

10. Disputes

Any dispute will be governed by Florida law. Before initiating chargebacks, please email Ely directly so we can resolve the issue — disputes filed without prior contact may be considered a breach of these Terms.

11. Changes

We may update these Terms. Changes apply to bookings made after the "last updated" date above; bookings already confirmed remain under the Terms in effect at the time of confirmation.
